  • Overpass Business Park (Rooker) (91 acres at Overpass Road and Old Pasco Road near I-75)- Obtained MPUD modification to allow development of 2,250,000 square feet of light industrial currently being developed in phases by Rooker.
  • I-75 Logistics Center MPUD (224 acres near intersection of I-75 and S.R. 52)- Obtained MPUD approval for Northpoint Development, LLC to allow for development of 1,900,000 square foot, single-building development for regional distribution center.  Project built as build-to-suit for Target Corporation for a large distribution center and regional office to house several thousand employees.
  • Abbey Crossings CC-MPUD (245 acres near intersection of I-75 and S.R. 52)- Represented master developer in obtaining zoning entitlements for mixed use project with large employment base.  Entitlements included 800,000 square feet of light industrial, 400,000 square feet of office, 400,000 square feet of retail and 1,000 mulit-family units.
  • Martin Marietta Materials PD/MPUD (88 acres off of S.R. 39 in South Pasco County).  Represented developer in obtaining approval of PD land use amendment/master planned unit development for the construction of an aggregate materials transfer facility and asphalt plant.  Project also involved obtaining approvals for the construction of 2.5 mile rail loop, resolving potentially problematic title issues and obtaining the approval of utilities for the installation of proposed improvements within a major regional utility transmission line.
  • Jordan EC/MPUD (297 acres MOL on U.S. 301 north of Dade City).  Represented landowner in MPUD entitlement process, representing the first fully entitled Employment Center MPUD in Pasco County.  Entitlements included 1,004,000 SF of light industrial, 235,000 SF of office, 540 MF units and 94,000 of support commercial/office.
  • Outlaw Ridge Mine (94 acres on U.S. 41 near Pasco-Hernando County Line)-  Represented developer in approval of Pasco County’s first new limerock mine in 40 years and implementation of various settlement agreement items, emergence from bankruptcy and restructured controlling interest.
  • K&M Pasco 130 Mine (130 acres on Pasco-Hernando County Line Road)- Obtained several different conditional use permit approvals over many years to allow sand and limerock mining within the site over an extended term.
  • Pasco Lakes, Inc./C&D Landfill Expansion (120 acres MOL on Old Pasco Rd., north of S.R. 54 in Central Pasco County).  Represented landowner/operator in initial approval, then subsequent expansion of 3.9 million cubic yard construction and demolition debris landfill.  Approval process involved litigation in state and federal courts and subsequent negotiated settlement.
  • Trinity Corporate Center (72 acres MOL at S.R. 54 and Trinity Boulevard, former West Pasco Airport site).  Comprehensive representation of landowner/developer throughout entitlement/site plan approval process and lot sales for mixed use/commerce park project that, in addition to extensive industrial and office uses, permits 235,224 SF of retail/hotel uses.
