    • Cypress Creek Town Center DRI<\/em> <\/strong>(510 acres on I-75 and S.R. 56 in Pasco County)- Represented DRI developers in Notice of Proposed Change and Development Agreements, and continued representation of Sierra Properties\u2019 interest in the DRI and off-site road agreements with Pasco County.<\/li>
    • Oakley DRI\/The Grove Mall<\/em><\/strong>\u00a0(120 acres MOL at NW corner of I-75 and S.R. 54).\u00a0 Represented landowner throughout DRI\/MPUD entitlement process and the sale of the project to Echo Development.\u00a0 Entitlements include 300 multi-family units, 761,295 SF of commercial, a 2,738-seat theater, 175,000 SF of office and a 110-room hotel.<\/li>
    • KD 52 MPUD (Krusen Douglas)<\/em><\/strong> (785 acres at NW corner of I-75 and S.R 52). Represented master developer in obtaining Comprehensive Plan Amendment and MPUD approval for mixed-use development with over 3,600,000 square feet of light industrial, retail and office development, as well as 2,200 residential units. Also, negotiated economic incentive agreement to incentivize the construction of on-site and adjacent roadway network and utility infrastructure.<\/li><\/ul>
      • Zephyr Commons<\/em><\/strong> (64 acres MOL on former Gore Dairy site in the City of Zephyrhills). Continuing representation of developer throughout the annexation, land use amendment, entitlement, site plan approval and platting phases of this large, mixed use development in the City of Zephyrhills.\u00a0 Project consists of 350,000 SF of retail uses and 120,000 SF of office uses.<\/li><\/ul>
        • Shoppes at Ballantrae PD\/MPUD<\/em><\/strong> (37 acres MOL at S.R. 54 and Ballantrae Blvd).\u00a0 Represented landowner and developer in all phases of Pasco County\u2019s first approved PD land use amendment\/MPUD zoning<\/em> for 70,000 SF of retail and office uses.\u00a0 Also, represented owner and various users concerning\u00a0entitlements with Pasco County and obtained County approval of changes to Wellhead Protection Ordinance to allow a gas station on the site.<\/li><\/ul>
          • Gulf Coast Harley-Davidson Dealership<\/em><\/strong> (15 acres on Wesley Chapel Blvd.\/C.R. 54 in Central Pasco County).\u00a0 Represented landowner in obtaining land use, zoning and site development approvals for development of this 31,000 SF motorcycle dealership.<\/li><\/ul>
            • Dimmitt Gulf Trace MPUD (Sun Toyota site)<\/em><\/strong> (15 MOL at U.S. Hwy. 19 and Gulf Trace Blvd.).\u00a0 Represented developer in substantial modification to MPUD and negotiated progressive proportionate share arrangement with Pasco County for this 80,000 SF auto dealership.<\/li><\/ul>
              • S.R. 52\/Prospect Road Commercial Corner <\/em><\/strong>(20 acres MOL at S.R. 52 and Prospect Road\/Happy Hill Road in East Pasco County). \u00a0Represented landowners in land use amendment and vesting retail land use entitlements, and built planning consensus for this previously controversial commercial development.<\/li><\/ul>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t
